At Engine Works Park, our 59-unit scheme in Thanet, structural steelwork is now complete and cladding is being fitted at pace. Every target date has been met since construction commenced. The building envelope is being sealed, internal fit-out is proceeding in parallel, and mechanical and electrical installations are on schedule for a Spring 2026 launch. In development terms, this is the moment a project shifts from aspiration to inevitability.
How do we achieve this? It starts with how we structure our delivery team. Working with principal contractor South East Steel and a carefully selected supply chain, we maintain direct oversight of every phase. We don’t delegate programme management to layers of consultants — we’re on site, every day, making decisions in real time.
The design itself supports delivery. Our split-level unit format has been refined across schemes to minimise construction complexity while maximising occupier flexibility. Standardised structural elements allow the steelwork contractor to work at pace. Cladding, M&E, and fit-out packages are sequenced to overlap where possible, compressing the overall programme without compromising quality.
For our equity partner Nimol and for the occupiers who are already registering interest, programme certainty means income certainty. Units that complete on schedule can be let on schedule. Returns are delivered to the timetable that was underwritten, not to a revised forecast that’s been adjusted three times.
Engine Works Park isn’t our first build and it won’t be our last. But it’s a clear demonstration of what Yeats brings to every scheme: a team that plans meticulously, builds efficiently, and delivers what it promises.
